What is Homebuyer Pool?

A real estate market place that connects home buyers, homeowners and the various industry support professionals that assist in all aspects of real estate transactions. You can search homes, post properties, schedule inspections, negotiation a deal and more.

What is your company mission?

Removing Waste and Inefficiency from real estate transactions in order to lower costs and save money for consumers in the market to buy or sell a home.

How much does it cost?

For basic transactions only 1% is charged to You.

What are the Agent Support Packages and how much does that cost?

If managerial assistance is needed, the party seeking it pays an additional .5%. If representation assistance is needed the party seeking it pays an additional 1%. The most you will ever pay is 2% total, which includes the standard assignment fee of 1% plus the agent’s full service fee.

Does Homebuyer Pool represent me in the transaction?

No. We are not a broker so we cannot to do that. Plus we’re a buyer in the transaction and technically we’re selling our ownership in the contract to the contract buyer (The “Buyer”).

Who represents me in the transaction?

Only you can answer this question. You would have to have an agreement between you and the agent. Our agent affiliates agree to provide real estate service to our members at the following rate: .5% for showings and paperwork (i.e. ministerial services, not representation) and 1% for full service which includes representation. If you ever desire this you can certainly have it, however, our site is designed to allow you to negotiate without agent support.

Where can I go for help with my agent?

If you ever have issues with timely communication other unprofessional behavior we want to know about it. We require agents maintain the highest standard of professionalism.

Can I change my mind?

It depends. If you have a binding agreement, then refer to the contract for guidance. If you’re not under contract, then follow the Terms of Service. Just remember honesty is the best policy. If we sold or found your house then give us the credit we deserve please. 😉

What are the risks in selling on your site?

None as far as we’re concerned. You only pay our fee at closing. However, if a buyer of seller doesn’t follow through on their obligations under the purchase and sale agreement this breach could cost a buyer their earnest money. See the contract for specific considerations.

How much money will I save using your site?

Of course this depends on the total sale price and total services, but on average people save around $10,000 or more.

How did you come up with such a great business model?

Zen meditation on top of Mount Fiji…just kidding. We actually thought hard about eliminating waste and inefficiency in real estate and realized that the best place to start was where value is added or subtracted. Agents are vital to the industry but much of their time is spent prospecting and not adding value to the client. We figure if they don’t need to prospect they can charge less for each transaction, and so there became Homebuyer Pool.

What if there are no agents covering my area?

I’m sorry, we’re a new firm and we’re working on that. Let us know you’re thinking about us with a quick note and we’ll see if we can get start providing service into your area.

What is assignment and how does that work?

An assignment is a clause in an agreement that allows a party to transfer their stake in a contract to another party. Homebuyer Pool is the assignor and buyer assignee.

Is my digital signature legally binding?

Yes.

Is Homebuyer Pool a broker?

No.

Does Homebuyer Pool represent me in the transaction?

No.

If you want the highest visibility with then in-app purchase of Top and/or Featured status is recommended, agent conducts showings, and gives admin support and agent affiliate provides representation. This means that once you agree to enter into an agreement with your agent, that person will be responsible for assisting you in the transaction. This will be an arrangement between you and that person, not Homebuyer Pool.

What is the Platinum Agent Package?

How much does Homebuyer Pool donate?

The range is 3 to 10% depending upon a number of factors. Our goal is 10%.
